Hampton Properties & Consulting, Inc. is a licensed real estate company that specializes in property management. William Floyd is the Owner and Broker of Hampton Properties and a Lee County native, who has owned and/or managed rental property since 1988. One of the misconceptions about property management is that a real estate license is not required to manage property. Floyd holds the following licenses for the State of Florida:Real Estate Broker, Real Estate Instructor, Title Agent, and General Contractor.
Again our specialty, to be more accurate, is FIELD PROPERTY MANAGEMENT. Due to our solid knowledge and experience in construction, our firm excels in the following areas that are vital to you as an income property owner.
1. General repairs are attempted before calling a contractor; this limits service calls for easily repairable items.
2. Repairs are diagnosed before calling a contractor; this limits calling the wrong contractor.
3. Determining the most cost effective and reliable ways to conduct repairs and coordinating work with the most appropriate, responsible contractors available.
4. Notices to tenants are generally posted at the property (not mailed via post or email).
5. Property is shown in person and tenants are never given access to the property without an agent present.
As an owner of income property contact with your property manager is important. About 70 % of our time is spent in the field; therefore, our mobile phone is the most effective form of communication (we can usually respond in a matter of hours). Emails, fax transmissions, etc. are more of an office based communication practice, so please allow for a two (2) day response time.
